How Rewiring Is Priced
Square footage is a starting point — not a flat rate.
Two 1,500 sq. ft. homes on the same street can have prices that differ by thousands of dollars. One homeowner may need 12 circuits. Another may need 30. One may want standard outlets in every room. Another may need recessed lighting throughout, dedicated circuits for a home office, heavy-duty appliance circuits, and a full panel replacement. Square footage tells us the floor of what the project will cost — your home's actual layout, your needs, and the condition of your walls determine where the final number lands. We do not want you to budget based on a per-square-foot number and be surprised later. That's exactly why we do an on-site walkthrough before quoting anything.
The two biggest factors in any rewire are the size of the home and how accessible the walls and ceilings are. Open walls require far less labor than fishing wire through completed drywall, plaster, or finished ceilings — and that difference is reflected in the price. The ranges below show where each scenario starts.
New Construction / Fully Gutted
$12,000–$20,000+Walls and ceilings are completely open — no drywall to cut or fish through. Wiring runs directly to boxes with full access. Typical range for a 1,000–1,500 sq. ft. home. Larger homes or higher circuit counts will be priced accordingly.
Mostly Gutted / Partially Open (50–80% Open)
$18,000–$28,000+Most walls are open with some finished areas requiring wire fishing. Common in phased renovations. Final price depends on the mix of open vs. finished spaces and total circuit count.
Finished Home / Wire Fishing Required
$20,000–$35,000+Wiring must be fished through completed drywall, ceilings, and finished spaces. The most common scenario for occupied homes. More labor-intensive — final price varies significantly by layout, circuit count, and accessibility.
Difficult Older Construction / Plaster & Lathe
$28,000–$45,000+Homes with plaster-and-lathe walls, brick, or concrete block require specialized techniques and significantly more labor. Includes most pre-1960s homes replacing knob-and-tube or early aluminum wiring.

Final pricing depends on your home's layout, number of circuits and devices, kitchen and appliance circuits, lighting requirements, AFCI/GFCI protection, smoke and CO detector wiring, service panel capacity, permit jurisdiction, and overall project scope. An on-site evaluation is required before any accurate quote can be given.
